Additionally, the agent must know and understand what is in the current inventory of available luxury homes. We then create a buyer profile that leads to a fair evaluation of your home.

This question is easier to answer when someone is selling a house that is not a luxury home. Because of the cost of a luxury home, buyers are limited, which means that it might take longer to sell a house. However, we have a list of luxury buyers looking for a specific property. In addition to listing your home the traditional way on the MLS, we also target our list of luxury buyers. Because a luxury home is in a category all its own, it doesn’t necessarily follow the market. Sometimes luxury homes sell quickly in a buyer’s market, and sometimes you need a seller’s market.

As anyone up-to-speed on technology knows, social media is everywhere. And it’s a powerful tool—if used properly. You can share information in real-time and receive real-time responses and reactions. Therefore, you should be using social media to your advantage when selling your home. You’re probably wondering what social media has to do with selling a home, right? Well, let’s take a look at a couple ways where social media will not only come in handy, but might just help sell your home in real-time.

1. Post your listing

It’s very likely that your listing will be posted on many real-estate sites and even on social media. This is your opportunity to capitalize on that posting and post on your own social media channels.  Consider posting to Facebook, Twitter and even Instagram. By doing this you are increasing the views that your listing will receive and increasing the likelihood that the right buyer will see your home. And all it takes is one person to love your home for it to sell.

2. Ask your friends to share

Word of mouth goes a long way. Technology’s way of word of mouth is through sharing on social media. And if you want to maximize the amount of people who will see your listing, ask your friends to share the posting—they may even add a little note to their share, which (if positive, hopefully) will only help.

3. Give them a reason to love your home

Add a personal message when sharing your listing. Tell the story of how your daughter took her first steps in the family room or how you felt the first time you walked through the front door. Giving that personal touch will bring positive feelings of your home. It will give the potential home buyer the thoughts of all the firsts that they could experience in that home.

Of course, social media will not sell your home. You should be taking the proper steps suggested by your realtor to get it in optimal shape for selling such as making small updates, decluttering, and removing overly personal items. You should also have great photos of your home for the listing. The photos will make a world of a difference when buyers are looking online. It could make or break whether they even consider your home or attend a showing.

If selling your home is timely then social media should bean important component to your selling strategy. It’s the age of technology and every generation is on social media in some respect, especially the millennial generation. And it’s important to pay attention to the millennials as more and more will begin the home buying process. It’s essential to be where they are and for most, they’re on social media.

Although location is one of the most important factors that will impact the marketability of your home, it's not the only thing prospective buyers are thinking about.

If they're organized, focused, and serious about finding the right property for their needs, they've probably developed a detailed checklist of "must haves" and a "wish list."

In all likelihood, those who are working with a real estate agent are being shown properties that conform to their requirements and many of their wish-list items. A comprehensive list would include everything from the number of bedrooms and bathrooms they want to square footage and the quality of the school district.

Many people also have specific preferences about features like floor plans, amount of storage space, the size of the backyard, architectural style, and the availability of a fireplace, patio, porch, deck, eat-in kitchen, two-car garage, and privacy features. Some are even looking for the traditional white picket fence in front of the house!

Once you get them in a positive frame of mind, they'll be more inclined to notice all the positive aspects of your home. If your house meets all or most of their requirements and is arranged in a way that's pleasing to them, a purchase offer and negotiations may be right around the corner.

Since making a great first impression is crucial to the sales process, it's important that your home always looks its best -- both inside and out. Here are a few tips to keep in mind when you decide to put your home on the market.

Order versus chaos: Every time your real estate agent sets up a showing of your house, it's an opportunity to attract and engage potential buyers. When your house and property look organized, clean, and well cared for, it sends a series of positive messages to prospects.

Admittedly, it can be a little bit of a hassle to keep your house looking (and smelling) immaculate all the time, but doing so can definitely work in your favor when it comes to making a great impression and getting your house sold faster.

To the extent that it's possible, try to eliminate or significantly reduce anything that could be described as "clutter." Clutter can include anything from excessive furniture and wall hangings to knick-knacks on your shelves and too many containers on kitchen countertops.
